We will set up a call and discuss your property.  We want to know the condition of the property so we can offer you the most money possible.  We also want to know the timeframe you are working with.


During our information call we will coordinate a meeting at the property.  You do not need to be present, we can do what we need as long as we have access to the interior of the property.  Usually this meeting only takes about an hour, but we want to make sure we work within your timeframe.


We will provide you with a series of offers and you pick the one that best meets your needs.  Then you sign our purchase agreement and we decide on a closing date, together.

Do You Need a Realtor to Sell?

No, we can do this between ourselves.  Its totally legal, in fact every property purchase we are involved in is closed by an attorney or licensed closing agent.  We love working with Realtors, but by working together you get to keep that 2-6% of the sale price (that is commonly covered by the seller).  You also don't have to worry about the realtor calling you saying they are showing your house to a buyer, and you need to LEAVE during your dinner time.

Closing Costs?

This can be up to 3% of the sale price, maybe more sometimes.  But, we got you covered.  We handle closing costs too which means more $$$ for YOU!

Inspections & Appraisals?

Not needed!  The only time we need to inspect the property is the initial visit so we can make sure we are offering you a fair offer.

Is This Safe?

We have a team of attorney's that we commonly use.  However, if you want to use your attorney then we can certainly do that in most cases.
